Spend the Christmas holidays on your own peice of the Aussie bush!

My beautiful natural bush block is located near the famous Koetong Pub in North East Victoria, approximately 45 minutes drive from Albury/Wodonga.

This land was originally a farm and will still support cattle, however over the years the bush has been allowed to regenerate and now only the remnants of the old fences remain, as proof of the history of the land.

The bush is mostly mature trees consisting mainly of gum and stringy bark forest with a few other species as well. Controlled burning has been performed on the land several times in order to reduce the fuel load for bush fire reduction. The most recent reduction burn was done in May 2008. These reduction burns always result in an initial spurt of regrowth as can be seen in some of the pictures.

Koetong is part of the upper Murray River catchment area and experiences circa 45" of rain each year, with water flowing into springs on the property and into two small seasonal streams that merge together before crossing the boundary. There are many suitable sites for building a dam if you so desired.

I have owned the block for many years and have used it for camping, fire wood collection, bon-fires with the kids/family, BBQs with friends, bush walking, game watching and as a retreat. Other realistic uses for it include Four Wheel Driving, motor bike riding, hunting, horse riding, nature preservation or a get away retreat and many, many more.

With some work it would be feasible to return the land to a working farm as the soil is fertile and the annual rainfall sufficient for plant and animal production. Neighbouring farming land is quite valuable with prices for farming land in this district making between $1 000 to $3 000 per acre, this could mean a substantial financial return to someone prepared to put in the work required to renew the fences and improve the land to modern farming standards.

The properties adjoining mine are: a similar bush block; a cattle farm (farmer lives a few klm away); and State forest.

Half way down the track there is a BBQ area with bush furniture and a fire pit, a short stroll (30m) takes you to a bluff over looking the valley below with a view that stretches for miles and miles, it is a wonderful spot to light a fire, put the billy on and relax. Please feel free to make use of these facilities if you inspect the property (no fires on total fire ban days please).

Access to the property is via two well made all weather gravel forestry roads and a two wheel drive vehicle is suitable during dry weather. It is recommended that a four wheel drive vehicle be used in wet weather. It is reasonably easy to move about on the property with room between the trees to drive a 4WD across the land.

If hunting is your thing, available game include Sambar and Fallow deer, foxes and rabbits etc.

This property is a mixture of gently undulating land (>60 acres) with some flat patches and a balance of steeper country where the stream has worn the earth and rock down into a valley. There is a good cover of soil across the land with only a few outcrops of rock, over all the soil is well drained and fertile.
