In this auction we are offering for sale two plots of adjacent land, both of them being 1000 square foot in size. The land is situated in Lochaber, in the heart of the Highlands of Scotland. You will receive all of the legal documents, grid references, maps and directions to the land. (We do sell both larger and smaller plot sizes than this to provide an estate for every budget.
Just visit our eBay shop http://stores.ebay.co.uk/Lochaber-Highland-Estates and click the categories at the side...we do 1, 10, 100 or 1000 square feet)
Scots law and traditions state that the style Laird (the Scots equivalent of Lord) may be used by masters of landed estates. Laird can be used by men or women, but the popular equivilent for ladies is the title 'Lady'. Purchase your very own Highland estate (albeit a small one - but you don’t need to tell your friends the exact size!) and you too will have the legal right to call yourself a Laird (Lord) or Lady.
The land you are buying is currently owned by a charitable trust and forms a part of "Lairds Wood" - The trees are mainly young oak, beech and silver birch and some naturally regenerating hazel and other young broadleaves. Some areas of Sitka Spruce were planted in 1992 and these small plantations are maturing. The wood is home to a wide range of Scottish Wildlife from Hedgehogs to Pine Martens, to larger animals such as stags and does. Because the land is being sold in small parcels, it can never be built on or developed, so in addition to obtaining a Laird or Lady title, you will be helping to preserve the land in its natural state for future generations.
This land is right at the heart of Lochaber (in the Scottish Highlands), the very area Bonnie Prince Charlie traversed, and the home of Loch Ness, Ben Nevis and other Scottish landmarks.
Scottish land sales require a written contract and our documents have been drawn up by a Scottish Lawyer to ensure they are fully legal. This is a joint pack, and the documents are delivered in a beautiful glossy presentation folder, printed with a photograph of Lochaber, that keeps the documents from being bent or marked. You can see both the front and the back of the folder in the photo below. |
With Lochaber Highland Estates you will be given the exact OS reference for each of your unique 100 square foot plots. You will be able to EXACTLY locate the plots. Other people just give you a random plot number but admit they don't know where that plot is!! If you can't identify the plot you cannot legally own it!! Please please check with the seller first if the plot can be located if you want the deeds to be legal.

Frequently Asked Questions
To set your mind at ease about any queries you may have, read our FAQ below or e-mail us for a direct response. Q. Is this really legal?
A. Yes-this is fully legal. You are truly purchasing 2 small Scottish estates, both being 1000 square foot in size. Your plots will be touching each other.
Q. Do I need to register my land?
A. No. In fact The Land Registration (Scotland) Act 1979 Section 4 (1)(b)prohibits you from registering your land - just because this would tie up the Registrar with so many small plots. Unlike in England, and some other countries, you do not need to register your purchase in order to be the owner of the land.
Q. So I can honestly call myself a Laird?
A. Under United Kingdom law, as the owner of a Scottish estate, you will have the full rights to style yourself as a Laird (or Lady)
Q. What can I do with the land?
A. As the new owner, you can come and visit; take a walk in Lairds Wood, and take a photograph of your estate. In the middle of the wood there is a Lochan that you can sit by and enjoy the views. Bird watching, fungi spotting, country pursuits. What you cannot do is build on the land, because this would spoil the wood for everyone.
Q. Can I purchase one for someone else?
A. Absolutely. Just let us know what name to put on the certificate when ordering. If you would like a message enclosed to the new Laird/Lady, and the pack shipped directly to them, this is all part of the service. As is customising the deeds with a special date i.e a birthday or anniversary Just let us know at the time of ordering. We also can gift wrap the deeds with top quality wrapping paper, a Lochaber style tartan ribbon, and sealed with a gold Lochaber Highland Estates Seal. When you pay for the item at checkout just select the 'insurance' with the shipping (£3.99) it is NOT shipping insurance (that is included) it is the gift wrap option ;)
Q. Can I use my title for anything and in any situation?
A. You may use your title at any time except for any illegal purpose - such as to commit fraud, or obtain money by deception.
Q. Can I leave this land to anyone?
A. Your land can be left to anybody through your will upon your death or even sold to someone else if you wish to sell the land, after all it is yours. If you wish, we can help you when you come to sell it, or you can use your own solicitors, it is up to you.
Q. Can I change my bank account, passport, drivers license?
A. Many people successfully change their names on their legal documentation. But we can't make promises on behalf of these agencies. Why not contact your bank, the passport office or other agencies in advance if this is a vital requirement for you. We have never come accross a bank yet that would not change a new Lairds details on their account
Q. Is there anything else to pay?
A. No. There are no land taxes in Scotland and absolutely no other costs associated with buying or owning this land. You will have no further expense to pay after the initial purchase price
Q. How do you pronounce 'Lochaber'
A. 'loch-ARB-ah'
Q. Why should I buy this land?
A. The list is endless. People with a title are seen as wealthier, more attractive and much more successful than a plain Mr, Miss or Mrs. This will boost your self-esteem and increase your confidence. This is more impressive than a gold card, and easier to obtain then waiting for Her Majesty to bestow a title upon you! Bank managers, restaurant and airline check in staff will not be able to help you enough. You could even receive free upgrades.
