We will make the deeds in the name of the PayPal account holder unless otherwise specified. When you are in the eBay checkout system, on the first page there is a box to "add a message to highland_titles" Click to add a message, and put in the full name of the recipient and if they are a Laird, Lady or Lord (your choice)

If you forget to do this, then email us immediately with the details. If you forget to email us at all and later want to change the deeds from your name to someone elses we can do this for just the cost of re-shipping. If there is no message given at checkout we will put the deeds in the name of the PayPal account holder.

All items are sent within 2 working days by the shipping method you select and pay for. We use first class or special next day shipping for the UK and airmail or international signed for (expedited) for the rest of the world. This means a delivery time of 1-3 days UK and 1-2 weeks worldwide.

FAQ's

Q. Is this really legal?

A. Yes-this is fully legal. You are truly purchasing 2 small Scottish estates, both being 10 square foot in size. Your plots will be touching each other. Under United Kingdom law, as the owner of a Scottish estate, you will have the full rights to style yourself as a Laird, Lord or Lady

Q. Do I need to register my land?

A. No.  In fact The Land Registration (Scotland) Act 1979 Section 4 (1)(b)prohibits you from registering your land - just because this would tie up the Registrar with so many small plots.  Unlike in England, and some other countries, you do not need to register your purchase in order to be the owner of the land. The transfer of the land is done under Scottish contract law.

Q. What can I do with the land?

A. As the new owner, you can come and visit; take a walk in Lairds Wood, take a photograph of your "Estate". In the middle of the wood there is a Lochan that you can sit by and enjoy the views. Bird watching, fungi spotting, country pursuits. What you cannot do is build on the land, because this would spoil the wood for everyone. If you wish to camp please note that is permitted with 100 or 1000 square foot plots.

Q. Can I purchase one for someone else?

A. Absolutely. Just let us know what name to put on the certificate when ordering. If you would like a message enclosed to the new Laird/Lady, and the pack shipped directly to them, this is all part of the service. As is customising the deeds with a special date i.e a birthday or anniversary Just let us know at the time of ordering.  We also can gift wrap the deeds with top quality wrapping paper, a Lochaber style tartan ribbon, and sealed with a gold Lochaber Highland Estates Seal. When you pay for the item at checkout just select the 'insurance' with the shipping (£3.99) it is NOT shipping insurance (that is included) it is the gift wrap option ;)

Q. Can I use my title for anything and in any situation?

A. You may use your title at any time except for any illegal purpose - such as to commit fraud, or obtain money by deception.

Q. Can I leave this land to anyone?

A. Your land can be left to anybody through your will upon your death or even sold to someone else if you wish to sell the land, after all it is yours. If you wish, we can help you when you come to sell it, or you can use your own solicitors, it is up to you.

Q. Can I change my bank account, passport, drivers license?

A. Many people successfully change their names on their legal documentation. But we can't make promises on behalf of these agencies. Why not contact your bank, the passport office or other agencies in advance if this is a vital requirement for you. We have never come accross a bank yet that would not change a new Lairds details on their account

Q. Is there anything else to pay?

A. No.  There are no land taxes in Scotland and absolutely no other costs associated with buying or owning this land. You will have no further expense to pay after the initial purchase price

Q. How do you pronounce 'Lochaber'

A. 'loch-ARB-ah'

Q. Why should I buy this land?
