We are offering for sale one square foot (12 inches by 12 inches) of an area of land situated in Lochaber, in the heart of the Highlands of Scotland. You will be sent all legal documents, grid reference, maps and directions as well as the legal documentation required to change the title on your bank accounts, credit cards, drivers license etc

Scots law and traditions state that the style Laird (the Scots equivalent of Lord) or Lord may be used by masters of landed estates. Purchase your very own Highland sporting estate (albeit a small one - but you don’t need to tell your friends the exact size!) and you too will have the legal right to call yourself a Laird, Lord or Lady.

The land you are buying is right at the heart of Lochaber (in the Scottish Highlands) and is home to a wide range of Scottish Wildlife from Hedgehogs to Pine Martens. Because the land is being sold in small parcels, it can never be built on or developed, so in addition to obtaining a Laird or Lady title, you will be helping to preserve the land in its natural state for future generations.

Scottish land sales require a written contract and the land to be located using OS references. Our documents have been drawn up by a Scottish Lawyer to ensure they are fully legal, and the references are included.

Changing your ID

We include in the package the Master Title Deed required by institutions worldwide to change your title on your documents. This can be utility bills, credit cards, bank accounts, drivers license, and other ID. You do not HAVE to change your title on your ID, but if you want to then we include that facility. The Master Title Deed is a legal document accepted in most jurisdictions (for example the UK, the USA, Australia and Europe), that asserts your right to be known by your new title. You have this right as a Scottish landowner in Lochaber. The Master Title Deed simple records your right to use your title in a way that government departments, banks and other organisations understand.

WARNING: You may find on eBay other sellers attempting to sell "titles". They simply provide a Master Title Deed to their customers recording a "new" title. However the unsuspecting customers who use this documentation and change their titles are commiting fraud. You MUST have the right to use the title, in order to legally change it on documents. If the bank or government found them using a title they had no right to they would be in trouble. We sell you here not only the right to be a Laird, Lord or Lady, (including the legal deed of sale for the land) but also the Master Title Deed to use this right.

UPDATE: There is a seller attempting to sell Laird titles in Bandrum near Edinburgh now on eBay that does not sell you the land. They rent it to you for 175 years. Laird mean "landowner" not "landrenter" (check your dictionary) so you will not be legally entitled to use the title Laird with this option. Also if you are only renting the land you have no rights over it. In the future the owner could sell it to a housing development and whilst you would still be renting your plot...it could turn into a plot of concrete if the new owner wants to develop it. Read their small print or ask them direct it is just a LEASE. With our item, we SELL you the land with all rights that go with that. Make sure you dont accidently purchase an item that just rents you the land, unless you want it still to be able to be sold from under your feet...you would have no say in it if in a few months it got sold on and the new owner didnt let you carry on renting it. Imagine buying it as a gift and then the recipient gets a letter from the new owner saying they cant rent it any more. Your gift would die a death... :)

We will make the deeds in the name of the PayPal account holder unless otherwise specified. When you are in the eBay checkout system, on the first page there is a box to "add a message to highland_titles" Click to add a message, and put in the full name of the recipient and if they are a Laird, Lady or Lord (your choice)

If you forget to do this, then email us immediately with the details. If you forget to email us at all and later want to change the deeds from your name to someone elses we can do this for just the cost of re-shipping. If there is no message given at checkout we will put the deeds in the name of the PayPal account holder.

Q. Is this really legal?

A. Yes-this is fully legal. You are truly purchasing a small Scottish estate, being 1 square foot in size. Under United Kingdom law, as the owner of a Scottish estate, you will have the full rights to style yourself as a Laird, Lord or Lady

Q. Do I need to register my land?

A. No. In fact The Land Registration (Scotland) Act 1979 Section 4 (1)(b)prohibits you from registering your land - just because this would tie up the Registrar with so many small plots. Unlike in England, and some other countries, you do not need to register your purchase in order to be the owner of the land. The transfer of the land is done under Scottish contract law.

Q. What can I do with the land?

A. As the new owner, you can come and visit; take a walk in Lairds Wood, take a photograph of your "Estate". In the middle of the wood there is a Lochan that you can sit by and enjoy the views. Bird watching, fungi spotting, country pursuits. What you cannot do is build on the land, because this would spoil the wood for everyone. If you wish to camp please note that is permitted with 100 or 1000 square foot plots.

Q. Can I purchase one for someone else?

A. Absolutely. Just let us know what name to put on the certificate when ordering. If you would like a message enclosed to the new Laird/Lady, and the pack shipped directly to them, this is all part of the service. As is customising the deeds with a special date i.e a birthday or anniversary Just let us know at the time of ordering. A. You may use your title at any time except for any illegal purpose - such as to commit fraud, or obtain money by deception.

Q. Can I leave this land to anyone?

A. Your land can be left to anybody through your will upon your death or even sold to someone else if you wish to sell the land, after all it is yours. If you wish, we can help you when you come to sell it, or you can use your own solicitors, it is up to you.

Q. Can I change my bank account, credit, drivers license?

A. Yes, you have the right to change your title on any documentation or ID. We provide the Master Title Deed for you to do this.

Q. Is there anything else to pay?

A. No. There are no land taxes in Scotland and absolutely no other costs associated with buying or owning this land. You will have no further expense to pay after the initial purchase price
